  A city of approximately 140,000 residents, Pembroke Pines is in close proximity to Fort Lauderdale, Miami and some of the most beautiful beaches in the country. The residents and visitors alike have numerous opportunities to enjoy fine recreation in the beautiful outdoors of southern Florida. A visit to the exotic Everglades National Park is always an adventure, and thousands of people a year enjoy a visit to the Seminole and Miccosukee Indian Reservations. Closer to home, the Pembroke Pines Parks and Recreation Department offers a variety of programs: Summer Camp; Art classes for both children and adults held at the River of Grass Arts Park Theater including watercolor and mixed media; and drama/film production along with music classes for guitar and keyboard. The Parks Department also hosts fun and lively seasonal activities throughout the year such as egg hunts, Fourth of July festivities, and the traditional tree lighting ceremony in December. The new superhighway, I-75, heads across the Everglades and up Florida’s west coast. South Florida Regional Transportation Authority (SFRTA) provides train and bus service to the communities of southern Florida. Tri-Rail provides train service between major points in the Miami-Dade, Broward, and Palm Beach counties, with additional service from the Tri-Rail shuttle bus. The Western Express mini-bus provides transportation free of charge during peak hours between southwest Broward County locations, Fort Lauderdale, and Tri-Rail stops. Pembroke Pines is located about 30 minutes (12 miles) from the Fort Lauderdale-Hollywood International Airport. From one of their four modern terminals, you can fly to numerous domestic and international destinations, including non-stop service to Europe, Canada, Bahamas, Caribbean, Mexico, South America and to over 40 U.S cities. Other options for air travel include Miami-Dade International Airport in Miami (about 16 miles away), or the Palm Beach International Airport, located in West Palm Beach (close to 50 miles away). When Pembroke Pines was incorporated in 1960, it consisted of less than a square mile of land! It was bordered by Pembroke Road to the south, Hollywood Boulevard to the north, SW 72nd Avenue to the west and the Florida Turnpike to the east. A year or so after its incorporation, Joseph LaCroix annexed his 320 acres to the city, and then in 1980 an even larger piece of property was annexed, nearly doubling the size of the city, and giving the county’s CB Smith Park a new home in Pembroke Pines. The county’s residents have always valued green land and recreation, so as the city grew, so did the land set aside for parks and recreation. Recreation centers were built for indoor activities as well as special rinks for rollerblading and hockey. Pembroke Pines currently operates under a city government, with four commissioners from each district and a mayor. ABOUT EDUCATION The City of Pembroke Pines values early-life education, and have established a nurturing and stimulating environment for its youngest residents at their Early Childhood Learning Programs. Overseen by a dedicated and caring staff, this program works to “nurture every child’s potential” through character building, socialization, and education. Public education in the area is served by the Broward County School District through the City’s own charter school system. Elementary schools in the area include Silver Palms, Chapel Trail, Panther Run, Palm Cove, Pines Lakes, Lakeside, and the City of Pembroke Pines Charter School. Middle schools include Silver Trail and Pines. The Charles Flanagan High School serves high schoolers in western Pembroke Pines from its campus near the Walter C. Young Resource Center, a branch of the Broward County Library, and the city’s water sports complex. Private schools include a variety of sectarian and non-sectarian choices such as the Tanglewood Academy for pre-K and kindergarten, the Darul-Uloom Learning Center, and Victory Christian School. There are many opportunities for higher education, these include the private IBM Business Institute in town, as well as schools in Fort Lauderdale—Nova Southeastern University, the Art Institute of Fort Lauderdale, Broward Community College, and Keiser College.

Combine those visions with horse and cattle ranches, huge expanses of green areas, over 165 miles of trails and a one of the nation’s largest educational complexes and you have Davie. Davie stands out. It’s a unique place for those who love warm sub-tropical weather, rodeos, equestrian events and the outdoors. It is desirable for those who want the unique, but also value the close proximity to the amenities of larger cities. The over 80,000 residents of Davie care about their community and work to keep its green open spaces. In 1989 they voted to pay for a $10-million open space program to preserve pastures and pines and thus help to retain Davie's small-town image. Many of the town's residential areas are zoned at one house per acre. The town ordinances require businesses to feature signs and architecture more common to frontier towns than modern businesses. These provisions serve to preserve the rustic charm of the area - a charm Davie’s residents value, therefore working hard to keep both the charm and the unique quality of Davies, Florida intact. LOCATION Located in southwestern Broward County, Davie residents enjoy an easy commute on one of the nearby major thoroughfares of I-595, I-75, and the Ronald Reagan Turnpike, to reach the southern Florida hubs of Fort Lauderdale, Miami, and Palm Beach. Residents can also easily connect with other access routes in the area including the Florida Turnpike, I-95, US 441, US 27, and US 1 that journey to destinations in southern Florida and beyond. TRANSPORTATION/AIRPORTS The Fort Lauderdale/Hollywood International Airport is only eight miles away and links southern Florida to the rest of the world with daily service to cities in Europe, Canada, Bahamas, Caribbean, Mexico, South America and the U.S. More than 40,000 passengers travel through Fort Lauderdale-Hollywood International Airport each day. Other air travel options include the Miami International Airport in Miami, about 21 miles away, and Palm Beach International Airport, in West Palm Beach, about 43 miles away. There are also smaller airports for business and local travel including North Perry in Hollywood, and Fort Lauderdale Executive about 11 miles away in Fort Lauderdale. For those who love the adventure of cruises, two of the largest cruise line terminals in the world are located in nearby Miami and Palm Beach. Local bus and train service is provided by the South Florida Regional Transportation Authority (SFRTA). The South Florida Education Center (SFEC) and the Tri-Rail Express provide free bus service between the Fort Lauderdale Airport Tri-Rail station and the SFEC. BRIEF HISTORY The first settlers in the area began purchasing land in the early 1900s for $2 an area in what was called at the time “The First Developed Town in the Everglades.” Many of the early residents came after helping construct the Panama Canal - finding similarities in the area, it became fondly known as “Zona.” R. P. Davie, a millionaire from Colorado purchased a large chunk of the area in 1909, and the town was later named “Davie” in his honor. A drainage project was undertaken to make way for future growth. Home to horse and cattle ranches and known for the breeding of championship racing horses, Davie continues to be an equestrian community with a rodeo and many equestrian events taking place throughout the year. Davie’s close to 45 square miles of land are now home to large green areas, shopping centers, commercial areas, and beautiful and well-planned neighborhoods. ABOUT EDUCATION
Founded in 1960, the South Florida Educational Center is a 650-acre educational complex consisting of five colleges (Broward Community College, Nova Southeastern University and branches of Florida Atlantic University, Florida International University and the University of Florida) a vocational center (McFatter Technical Center and the Nova Center for Applied Research and Professional Development), two high schools, four middle schools and four elementary schools. The Nova Southeastern University is also home for the Miami Dolphins who use its facilities for practice. Public education is administered by the Broward County School District, which is one of the fastest growing districts in the nation. Broward continues to lead the way in National Board Certified teachers and is ranked 3rd in the nation and 2nd in Florida. About 40 percent of Broward teachers achieve certification on their first attempt, which is above the national average of 35 percent. Students in the district perform above average on many standardized tests, and many schools receive awards and recognitions yearly. Public high schools in Davie include Western High School and the College Academy at Broward Community College, both of which serve grades 9-12. Middle schools serving grades 6-8 include Indian Ridge, and Nova. Elementary Schools include Fox Trail, Hawkes Bluff, Silver Ridge, Davie, Nova Blanche Forman, Nova Dwight D. Eisenhower, and Flamingo. There are a variety of private schools in the area—including Montessori, sectarian, and non-sectarian options. LOCATION Cooper City is located in Broward County, about 10 miles inland from the southeast coast of Florida and 15 miles southwest of Fort Lauderdale. Davie is about 2.5 miles to the east, and Pembroke Pines 2.7 miles to the southeast. Major highways are easily accessible—the Florida Turnpike, U.S. Route 27, and I-75—which take you to locales in all directions within Florida and north to the rest of the United States. BRIEF HISTORY Early history of the area finds the hunter-gatherers of the Tequesta tribe its first recorded inhabitants. In the early 1800s their tribe was almost entirely extinct due to warring and diseases, and this coincided with the Seminole Indians coming to the area during the three Seminole Wars of the early- to mid- 1800s. Ultimately most of the Seminoles were sent to Indian Reservations out of the area, with about 100 who refused to leave remaining in the Everglades. In the early 1900s the areas of what was to become Cooper City and Davie were mostly inhabited by the Seminoles, who lived peacefully with the white settlers. Finally, in the 1930s, a peace treaty was signed with the remaining Seminoles and the current reservation land established. The white settlers in the area were mostly farmers and ranchers—they raised livestock and grew oranges. There were few roads in these early days, with much marshland in the area making development difficult. The land that was to become Cooper City was once owned by the Walsh Citrus Company, known as Wacico Groves. Morris Cooper purchased Wacico Groves sometime around 1948, and over the next ten years he envisioned a new community, with parks and beautiful neighborhoods. Since then, Cooper City has grown to more than seven square miles and its residents continue to care about how to incorporate growth in the area while maintaining the town’s charm and beauty. Known as a place to “grow families,” the children of Cooper City enjoy excellent educational opportunities provided by the areas three elementary schools (Embassy Creek, Cooper City, and Griffin), one middle school (Pioneer), and one high school (Cooper City). Administered by the Broward County School District, with its headquarters located in downtown Fort Lauderdale, the Cooper City Schools benefit from the resources of a large school district and include a unique mix of students. Ranked third in the nation, and second in Florida, for its percentage of National Board Certified teachers, the Broward County School District provides top-notch teachers and its students show the success through their many awards and achievements. Located nearby within the Town of Davie, you can find a hub of educational opportunities at the South Florida Education Center. Here you can find the following schools: Broward Community College Central Campus, Florida Atlantic University-Broward, McFatter Technical Center, Nova Center for Applied Research and Professional Development, Nova Southeastern University, and the University of Florida. When sellers think about curb appeal, they usually think about their own front yard and the effort required to keep the house looking good. When prospective buyers look at homes, they evaluate both the house and the neighborhood. The price that your neighbors get for their house will have an impact on the value of your home.
This knowledge makes its own case for doing your part to make the neighborhood appealing. The time to take remedial action is before you think about moving, especially if your house is the one with peeling paint, over-grown bushes, rusty bicycles, and cracked sidewalks. The value of your home will be largely determined by the recent selling prices for comparable properties, and neighborhood "eyesores" do not help to keep the values up. Even if you don't feel that you will ever move again, you will enjoy living in a house that is a real source of pride.
